A beautifully restored 3 bedroom villa located in the heart of the Puglian Countryside of Ceglie Messappica in the beautiful parkland of Pineto Ulmo. Peace and quiet in this tranquil setting ensures that from the moment you arrive you will start to relax and unwind immediately. Whilst this spectacular villa is located in the heart of the countryside you will be only minutes away from the local towns of Ceglie Messapica, Cisternino and the baroque town of Martina Franca.
The Villa boasts sumptuous spacious accommodation comprising of 3 reception rooms, large kitchen diner, 3 bedrooms and 4 bathrooms.
Inside the Villa
Ground Floor
Enter the villa and you will be greeted by the large reception sun room with massive panoramic windows which ensures a light airy room from sun set to sun rise. Here you will find a large dining table which seats 8, comfy sofas, side tables with lamps providing atmospheric lighting and a wood burning stove. Access is provided by two separate doors the first door leading to the second lounge which offers two large sofas, side tables, Samsung TV, unit, a second wood burning stove and large double patio doors which lead to the expansive courtyard. Lighting is provided by table lamps and contemporary side & ceiling lights The second door, down 3 steps leads into the large contemporary dining kitchen. Here you will find a fully fitted modern kitchen with dishwasher, 5 burner gas hob, fan assisted electric oven, 2 fridge/freezers and a large table ideal for a leisurely breakfast. Double patio doors lead outside to the outside dining area where you will find a large table which seats 8 comfortably. From the kitchen take 3 steps which lead to the third lounge a beautifully furnished cosy lounge with two large sofas, an easy chair, side tables, wood burning stove and smart TV. There is a large picture window which lets in endless light and fresh air. Lighting is provided by side lamps and a central chandelier
Go back through the second lounge and take the stairs to the three bedrooms which are provided in the main house.
First Floor
At the top of the stairs (11) you will find the corridor leading to the bedrooms and bathroom. The first large bedroom with king sized bed, drawers, bedside tables, smart TV.. There are double doors which lead into the dressing area where you will find a large wardrobe and a 3 seater sofa. Open the patio doors which leads to the large sun terrace great for your early morning drink or a private "getaway" for sunbathing. Fantastic views across the countryside. Further along the corridor there is a second double bedroom which provides twin beds, wardrobe, bedside tables and large window overlooking the pergola and again fantastic views of the countryside. Opposite this bedroom is the first of 4 bathrooms an enormous bathroom, contemporary with a massive double shower, toilet, bidet, and large designer basin. The picture window offers views of the courtyard which leads to the salt water swimming pool.
Come out of the bathroom and you will find bedroom number three another large bedroom with king sized bed, bedside tables and lamps, drawers and hanging space. The picture window provides views of the courtyard and swimming pool.
Outside the Villa
The outdoor space is exceptional and provides covered pergola, BBQ area, massive courtyard, covered seating with steps which lead to 2 further en-suite bedrooms, steps to the swimming pool and access to the two acres of gardens which offers orchards and paddocks.
The Swimming Pool
A contemporary large 10m x 5m salt water swimming pool ample room for serious swimming, relaxing or just cooling off. There are 5 steps leading down into the water which is 1.4m to 1.8m deep. There is also a shallow area for playing or relaxing approximately 40mm deep. The pool is totally private afforded by walls and surrounded by 250 square metres of natural paving, gardens and small shrubs. The lights around the patio and in the pool make this an ideal spot for the night swimming which is great for cooling off on those hot summer nights. Ten luxury sunbeds provide that all important relaxing area and a pergola provides shade.
The Courtyard
A beautiful courtyard provides with access through patio doors into the house, through the second lounge. The courtyard is an ideal area for relaxing either in shade or sunshine, dining a- fresco or playing around. From the courtyard 5 steps lead to the swimming pool, 3 steps down to the first studio and the garden gate leading to the second studio.
BBQ & Pergola
With access through to the kitchen this outside BBQ area provides al-fresco dining for 10 under a pergola which offers shade where yu can enjoy lunch or dinner. As the kitchen is only a few steps away this is perfect for easy dining.
