PRIVATE STRUCTURE, (lease only). Set in the greenest heart of Umbria, between the hills on which Todi and Acquasparta lie, is Casale Ripi. A splendid country house of modern design combined with antique materials that give a timeless atmosphere. Completed in 2016, it was originally a cowshed owned by Principe di Corsini, and it was he who gave the house the name Ripi. The property has been entirely rebuilt, respecting its original character, and brought to light thanks to the current owners. The interior has been modernised so as to guarantee a top-comfort stay, with unique flooring, pickled wooden ceiling beams on the first floor, handcrafted furniture and matching doors and windows, as well as modern bathrooms and intimate bedrooms equipped with air conditioning, that make this residence a cosy refuge for a magnificent holiday, protected by the silence and privacy of a luxuriant, well-oganised garden. An outdoor dining area under the large pergola and, not far away, the wonderful swimming pool surrounded by a carpet of green grass; this and more is offered by the fantastic outdoor area of Casale Ripi. About 10 minutes away by car, in Todi, are supermarkets, also open on Sundays, restaurants and various shops. Thanks to its favourable geographical location, a few km from the E45 highway, you can easily alternate peaceful relaxation with interesting excursions in the numerous rural borghi in the immediate vicinity. Finally, the excellent road network allows easy travel to visit the most important art centres of Umbria and Tuscany such as Perugia, Assisi, Orvieto, Siena and Cortona.
Interior:
The two-story house lies on ground that slopes slightly down towards the pool area. The main entrance, on the ground floor, leads first to a hallway with a convenient laundry room and a guest bathroom. From here you enter the living area with dining room, large sitting room with fireplace and satellite TV and the spacious fully-equipped kitchen with central island that extends out to the external pergola. All the rooms have direct outside access through French windows. From the sitting room a staircase leads up to the first floor, which can also be reached via an external staircase. On this floor are two sitting rooms, one with a large fireplace, sofa and armchair, while the other one could also be used as a yoga room. To the left of the staircase is a double bedroom with fireplace and ensuite bathroom with tub. To the right of the second sitting room are two double bedrooms (one with queensize bed), both with ensuite bathroom with shower, and a twin bedroom with two bunk beds with ensuite bathroom with tub and double shower. All the bedrooms have air conditioning and are equipped with wifi connection that extends throughout the house. The air conditioning is only in the bedrooms.
Park:
From the wooden entrance gate of Casale Ripi a cypress-lined drive leads to the front door. In this one-hectare property, with an olive grove bordering the swimming pool, are tall trees, fruit trees, brushwood, fragrant lavender and aromatic herbs. Outside the kitchen and sitting room is a pergola, with roofing covered in reeds, jasmine and Virginia creeper, set up as an outdoor dining and seating area and furnished with sofas, armchairs, chairs and table with, adjacent, a built-in barbecue. The large garden is characterised by a constant breeze and guests can relax in all tranquillity, surrounded by the beautiful countryside. A few metres after the entrance gate, on the right side of the house, is a 5-car parking area.
Swimming Pool:
The beautiful pool area, framed by olive groves, cypresses and lavender, and with an open view of the hilly landscape in front, is located in a part of the garden that is reached down twelve steps and across the surrrounding lawn. The rectangular pool, measuring 12 x 6 m, with the depth varying from 1.60 to 2.20 m, is lined in PVC and has chlorine purification, internal lights and a ladder for access to the water. Around the pool is the lawn sunbathing area, equipped with sunbeds, deck chairs, a cold-water shower and a gazebo. The pool is open from the last Saturday in April until the first Saturday in October.
